Monday morning go to your local rent court and listen to the cases,  it will be very easy to recognize a motivated landlord, a landlord who has not received rent for a period of time.

I had no issue sending correspondence to those who did not put applications in however I am having writers block when considering those who gave me money for the screening process and genuinely hoped to get good news.I know this business takes thick skin, I don't have a problem delivering bad news.  

On the contrary, if it's offer time and you feel genuinely excited/confident, time to take action. 

If this poor decision leads to a court hearing, the judge will NOT give this person any benefit of the doubt for their ignorance - the courts do not recognize ignorance as an excuse for business owners.While your empathy is understandable, some people need "tough love" to face reality.
