Sometimes it seems like the wheels of justice turn slowly.In Texas, they certainly don't.

I would search the forums on marketing ideas because you don't want to reinvent the wheel if you don't have to.

There is no need to re-invent the wheel.

Clearly you want a good operator and a good manager at minimum, but an area increasing in average rents by 4% a year and seeing a 3% per year influx of immigrants and with a plentiful and diverse jobs base can tolerate a little "sleeping at the wheel" on the part of operators. 

B is less likely to succeed since most people can't market/sell a bottle of water to someone dying of dehydration, so they spin their wheels for 6 to 18 months with zero results to show for it.

Even my most recent no show texted me that their car had been rear ended while driving to the showing ;) - maybe that did happen, I don't know for certain, but at least I didn't wait around for nothing.
