My thinking is that a 3/1 or 4/1 will also add to the rentability of the place.I have seen some pretty nice 3/1 and 4/1 homes in the 124K too 179 range.

I'm looking in this area because it is a good starter home area with a lot of homes in the 150k range, its family friendly and the taxes are a whole lot cheaper then the bigger city thats only 10 miles away.

Great mortgage broker Andrew Chen at MPR financial Albany, CA (sorry no use to you) offered me a range of choices at 60% and 65%.Valuations were a bit lower than I would have liked, but kinda expected.I was very happy with the overall result... it is financing another property.

I should be closing on my first flip in San Antonio in a couple of weeks, so by all means don't consider me overly experienced ;-) That said, we picked up our property in the $50-60K range, and it is now under contract in the $130K range.
