On the LLC, we are considering creating one ahead of our first investment - @all, any downside in this?

The idea is that they want to push any slip and fall claims out to the contractor.

ok... not sure if that's exactly what he said, but it was somewhere along those lines, and it really gave me fuel and deep motivation to push through this time, and work towards an end goal for my investing strategies!!  

I've given them notice that we wish to terminate the lease, but they are pushing back and don't want to leave.

Prorate move in, due on 1st, late on 5th, etc. for everyone.It does add a rush at the beginning of the month, but we heavily/require push auto-pay so it's not as much of an issue with each passing month.

Were these roommates selected by you or did they know each other ahead of time?

I've heard if you aren't able to check on the rehab often it can go over budget and push the timeline out quite a bit.

ERGO the hedgefunds stacking cash right now.. those who think they are going to wait and be able to get investor loans and the bottom might well find themselves locked out same with HELOC's many will get frozen so unless you evergreen them ahead of time you may not have that arrow in your quiver as well..
