Panama City Beach has options in those price points with great appreciation producing 250-350k gross rentals in that price point. 30A is purely appreciation in comparison to the cashflow you can generate in Panama City Beach.

So at my cost of $27,000 for the conversion I figure purely monetarily it will take me 2.5 years before I just start seeing more money in the bank every year from now more heating costs.
