Cashflow with a FHA loan in multi-unit property

Hi, i'm looking to buy a 3 multi-unit property with a FHA loan, so I have red and listened that an acceptable cash flow is around 100 dollars per door, so here are my questions?.

Do you expect that cash flow with a 20% down payment? If so, what is a good chashflow, with a 3.5% down payment?
