Says she know of people switching it over but can't promise they won't call the loan due

Assuming you aren't in short sale territory, you will be fine.When you break the occupancy promise, they (in theory) can call the note due and demand payment in full. 

Looking at a brochure from a home warranty company it promises great things, however I am sceptical.

There is one duplex that I know of right now that looks promising. 

I've started offering even LOWER than normal so I can make that promise.

I am currently looking at Buffalo, Albany, Saratoga Springs, and Oneonta and have found several promising properties that meet what I am looking for (multi-family fixer uppers).

So if somebody came to me with a request for security camera when I'm dealing with the 5th boiler failure, 3rd sewer backup, 2nd building fire (just this year, and yes that's a real number) and complaints about the lawn, the pool and the parking lot, I can promise you that your security system will not get much consideration.But if we're talking about yet another rash of car break-ins, people leaving items in our trash bins that we have to pay extra to dispose of, or the latest domestic violence or disturbing the peace issue going on, I am much more likely to listen.

I guess my question was a little too obscure.Anyway, I promised to explain how it went down, so it will be searchable if the issue comes up for anybody else. 

I never know what was promised to the seller, what was told to the wholesaler, & what got lost in translation.
