With a highly reputable and reliable offer will most flips be bought up and or margins shrink to points where you will not be able to compete?

The stock market plays a role, in that it is people's perception of the health of the economy and some people will use stock market profits to fund a real estate purchase.

They tend to find good deals you're not as likely to lose on, but for the margin they make you could source similar deals yourself.If you need a good GC who's cheap and smart and shows up and is available right away and is true to his/her word...good luck.  

I am not a true MF landlord (5+ units where value of property is set based on the profit). 

I have  purchased them at 40% of list price and the deal was marginal and I have also bid over asking and the property was a great deal

This plot of land is in the most profitable side of town and if we could determine its acreage, this will be a mutually profitable deal.

However,  let's say I do buy the deal of a lifetime for a few dollars and find a buyer and I am looking at a $50k profit.

Even though some properties has higher interest rate make sure that will be profitable to refinance it.

It just needs to be understood that doing anything other than ignoring the cancer & anything going on in the tenant's life will decrease the profitability of the business.

I personally don't think that anyone has any business wholesaling to house flippers, unless they have learned how to profitably flip houses themselves.Not trying to be offensive by any means, but I think most house flippers can agree that most wholesalers put the horse before the carriage.
