However...If I told a bunch of seasoned real estate investors I had some sexy new combo mortgage product pairing that would let them pair a 75% or 80% LTV normal 30YF first with a 20% or 15% LTV second at 15% interest rate to let them buy multifamily investment properties for 5% down, I would very quickly be unable to keep up with demand.So, overall, FHA looks bad when you are first starting out and have limited context.

The answer is that that is the only politically acceptable way to do it without charges of bias, profiteering, discrimination, etc.Ironically, the wholesalers are doing what the real estate broker can not do, using a net listing, pricing the product individually by time, effort and demand.

The other question is whether or not we should use a HELOC, refinance, or use a combination product that fits in between with 15 - 20 yr terms.

I lived in it and rented out all of the other 5 bedrooms to my friends and lived free for many years. that is an excellent strategy for a beginner. i did not know what i was doing nor did i realize that that was a good strategy until years later.

Although it sounded good and they had an organized presentation, didn't feel 100% right.I ended up doing a little bit more research on some of their projects and heard about some suspect end products (i.e cheap product, things not done right, etc.)
