Crew,From my angle (we have both banks/credit unions and large private money sources), Private money is typically the way to go for BRRRR.

The goal is to syndicate a 30+ unit deal with private money, approximately about 1m for the down.

I have a family friend that bought his house cash.  Unfortunately he may not have paid tax for almost 5 of 8 years living there (my estimate) a collection company is in the process of foreclosing on him.  I was wonder...

Anyone you approach for funds is going to want to know you have really thought this through.I don't personally deal with hard money, I do all our deals through private or commercial funding, so if you have questions on either of those I'm happy to help!

I have about 300k in cash sitting around that I was planning to use for my down payment and I was thinking of using those funds to provide private money to flippers.   

I've really only seen these kinds of numbers with an Agency SBL program, on a borrower with extensive multifamily experience, in a primary or secondary market. 

I have a private "lender" who in the past has floated me the money until I get my check but since moving out of state, this becomes more difficult as we need to do wire transfers etc...My question.

They are a private money lender that i'm considering moving forward with and has very flexible terms.

How is his private money eventually used to buy the house?
