I would plan to be at the appointment with the pest guy and have them point out any issues they see, take lots of pictures of any potential issues, then send written notice to all identifying issues that are causing a continuing problem along with written notice that inspection of all units will be scheduled each time a continuing complaint is received and units found to be contributing to the problem will be billed for the treatment.

In my market (DFW), its more or less a 1% market depending on the class of the neighborhood.Now I get it, there are investors who need the cash flow to pay the bills, its probably unwise for them to buy in say California.
