I'm wondering what he thinks his mechanism is to bill for "pipe, brackets, hold downs,..."? 

I need to install new unit but it does not look like I have the power for a larger electric unit which means I will need to install a gas tankless.  

I would plan to be at the appointment with the pest guy and have them point out any issues they see, take lots of pictures of any potential issues, then send written notice to all identifying issues that are causing a continuing problem along with written notice that inspection of all units will be scheduled each time a continuing complaint is received and units found to be contributing to the problem will be billed for the treatment. 

They refuse to pay any bills or look for other housing arrangements.She also refuses to at least attempt to split the house in a way we would both be comfortable with and have our own space.

In my market (DFW), its more or less a 1% market depending on the class of the neighborhood.Now I get it, there are investors who need the cash flow to pay the bills, its probably unwise for them to buy in say California.  

The interior is finished, we just need to add some landscaping, and power wash the driveway.
