My Father has built homes and he said it is a solid structure and is very sound.

It will give you some ideas about how you can structure a business so that it runs like a well oiled machine! 

You may have been able to squeeze out a higher return relative to a non VR, but it's still an active business model that is separate from the physical property and should not be used to determine the value of the property.

You can  try to structure using collateral on your other properties but that might be harder to get.

So the deal is working where I will have a owner financed portion of $110 structured as a land contract with a wrap to allow me to get financing from the bank.

You can have the two separate structures, and rent out the ADU, but that's exactly what it is " an accessory to your main home."
