Personally I would serve the 3 day notice and then serve the notice to vacate after she pays.

I'm reading an application that sounds as if my personal assets would back the loan.

I feel like people lean more towards the possible cash flow and turn a blind eye to the risks and reality of owning a D property (not saying this one was) when it is 1,000 miles away and they only have to take phone calls from a third party about any issues. 

Of course someone will post on this forum yeah I did it… but it is unrealistic in the eyes of those who are experienced that anyone should take others monies with no experience.

We have found - from personal experience - that these courses offer general knowledge that often do not apply to your state or local area. 

In the worst case, I've seen contracts where LPs are made to personally guarantee the loan.

(It does not have to be empty of personal property).  

Just to be a good person and have good karma. 

The reviews are tied to the agent because he or she is the person that provided the service.
