Not all at once but at a nice gradual pace is doable.

I am looking for a 40-50k sq ft retail space to do a buildout for venues.

(My rentals are in the 120-150k retail value range and rent for $1150-$1400). 

Steady economy and growing at a reasonable pace.

The seller didn’t have an agent at first and we were trying to get it below retail.

Usually they are priced much closer to retail than anything investable.

Retail is typically highest rents per sq ft, followed by office, then warehouse/industrial.
