Deductibles are high, premiums are high and the state seems to be chopped up into portions so one company can underwrite in one area but not another.There's deductions (think of them as add ons) for all sorts of construction related issues. ie, rafter ties and strapping, storm proof windows and doors and so forth.There's lots of building codes that are specific to Florida which increases costs of many things such as HVAC (outdoor units need to be strapped down to concrete slabs, etc)Essentially, if you want property in Florida, go ahead but expect to bend over for the insurance companies.

In between requires a much more in depth analysis.You can also pay for a market study to try to gauge the total market (in your area) for MTR; the rents being obtained (usually per square foot) for your “class” of property; the amenities that renters demand and or amenities that will bring higher rents; the additional costs (turnover, marketing, realtor fees, utilities, furniture depreciation, property repairs, management), and the higher risks.Higher risks?

We brought in a dumpster and had to rip out all the flooring throughout the house, and it still reeked of cat urine, along with destroyed furniture, bedding, etc!

In Florida we try to sell what people are coming here to buy which is fun in the sun, close to attractions, etc.As the market has gotten tougher, we recommend to all of our clients (and what I do personally in deals I invest in) is make sure décor is top notch, space maximized, outdoor space is amazing, pool is amazing etc.
