My overarching advice is the more organized you are in planning out your project, and the more clear and upfront you are with expectations with your contractor, the better the relationship.

i am surprised you even ask for their help. i like to talk to the master tradesman (the two stores i go to have "ex" master plumbers, electricians, etc), but i know who they are. the rest, i dont bother. they are clueless and ignorant. in their defense, HD is a terrible organization and threats the employees like dirt. i dont like lowes, their prices are higher. i know every square inch of my stores and i often times help customers that are standing next to me. too bad about the coupons though..

@David GreenbaumAlthough I understand the point others are making regarding coc not including principle paydown, I agree with your methods, and utilize both matrix.Principle paydown is a function of the type of loan and the terms of the loan.

I live in Georgia and want to set up a parent LP/LLLP out of state because in GA an entity that owns LLCs organized in GA does not have to register here(and you do not have to disclose the owner of an LLC in GA on public filings).

I am surprised a tax lien hasn't been already sold off for those years.The money is owed to the tax lien certificate holders.The city and county needs the money to function each year for the tax revenue.So they sell of the tax certs to get money today.A guaranteed return is then given to the tax certificate holder so there is no negotiation on the balance.After a certain time they can file for a foreclosure tax deed.Things do vary by state in how they operate with tax deeds/certs etc. so your state might have some quirky rules and regs.First see if the property is in the city limits and if not you are just dealing with the county taxes.

lol probably but still I'm at a brick wall and want to start sending out newsletters and am no closer.FWIW we started with a MS publisher experiment but publisher has poor export to HTML functionality so that was a throw away effort even though we liked the style...

Go to the Lucas County recorder's page, put lucas county SHERIFF in the 'Last Name/Organization' field as first party, select dates from 10/1/11 and 12/31/11 and "Deeds" as the Document.
