The home inspector should be able to break everything down for you and check all the utilities, but while you have other Contractors there for your work, why not have those contractors look at those items for another opinion.

In my opinion the cost of an existing structure and the rehab cost are phenomenal - might be more profitable for a simple house with rental quality materials?

You can always ask the window repair person his opinion on what caused the damage.  

So what is everybody's opinion on being more proactive with your property and having scheduled services done throughout the year. 

The homes will simply be older, the land obviously the same size, however the revenue may have gone down by half if you decide to sell these properties and simply collect lot rent, which may cut your gross income in half.There is definitely a lot more to consider that I am not including in this quick comment, however in my opinion this park may not be the best use of your time, energy, and capital.. at it's current price.

My naive opinion is that I have no idea of what I'm looking at even if I choose to look at the property.  

Not a big fan of Ft Bragg because the area is not too desirable in my opinion so that would be bottom, but there are some nice pockets in the area too.

Your situation is hard to have a strong opinion either way, because you do only have 3 years left.

PM is also a field in the real estate industry that has the fewest talented people in my opinion. 

Something like 10% or 20%I know this will be an added expense, but I just cannot do it with having someone I trust representing my interest there.Please, let me know your opinion and feel free to throw here any idea.Thanks!!!
