When acquiring a large portfolio of rental properties, what strategies have you found effective for managing or dividing the properties?

Here's a breakdown to my best knowledge  Real Estate Investment Trusts are companies that own, operate, or finance income-producing real estate.

The property also has a ~800 sqft basement, 400 sqft of which is finished and I plan to finish the rest by adding a full bathroom, and making two bedrooms (both will be egress but one will be more of a family room than bedroom). 

A friend of mine is looking for PMs in Cleveland.
