In the lease you simply identify the portion of the property the tenant is able to use, including language that they can request use of the yard for a special event.

I ask because I listened to the BP real estate podcast #300 yesterday and a gentleman, who I believe was an oncologist, said that you should have read enough before approaching a 'mentor' to show that you have enough commitment to learn the language and the general terrain that you have skin in the game and are not just looking to get rich quick.

If a unit is fully ready and I already have a tenant lined up, I will allow them to start moving in a few days before the official lease date without any extra cost (assuming I have the security deposit and first month's rent, in full).Now that I'm thinking about it, I do a lot of freebie gifting!
