Also, don't forget to include CapEx and Maintenance!  

For example on a house I'm looking atCost- $310,000- 4BR, 2Bath DuplexMortgage (based on RedFins calculator)-  $2,008 / month, which includes taxes and insurance. 

And lastly, include a right to first purchase for when a partner may be looking to get out. 

Before closing, I made sure prorated rent and security deposits were included on the HUD; however, the seller shows up at closing and said they just found out that tenant B had not paid their rent this month per the property manager. 

Or will payments include principal?

Some investors I know figure out all material costs and triple it to include labor.

If and when the US hopefully adopts legalization and US based cannabis syndicated deals become more plentiful, I'm sure I'll be including those in my watch list. 

This includes Tyndall AFB, as many of the closest neighborhoods to the base were devastated and will need to be rebuilt as long term residents decide to leave the area.
