It took me lots of research to find a decent PM in Vancouver, WA -- there were some nutty things in their contracts, mostly using their property management business to force you to use their other businesses.

He mentioned that he had a friend that set up each rental property under a separate LLC (thru Deleware) and also had one LLC that acted as an umbrella to all the other LLC's.I originally thought it would be nice to have my name in the title of my LLC, an ego thing I guess but I have recently had a change of heart.

I believe getting licensed can provide some nice advantages with very few disadvantages.

Appeared very friendly and very nice.

Nice medium size city with lots of areas that are perfect for what we do.

Another nice benefit is being able to order ahead of time (online, fax or phone) and schedule a delivery.

I have never done any flips but I could see where if done properly to maintain the arms length transaction it would be nice to have the gains in a sdira.

Also, it is nice to have other skills and be marketable in another field in case you decide real estate is not what you want to do with your life.
