Rising interest rates will negatively impact your cap rate and surpress your value.

If for some reason your job performance drops off (Whether it does, or if in his mind it does) they may try to point to your real estate activities as being a negative influence on your job performance. 

In any reasonable real estate assessment this is a negative cash flow deal.

I'm just trying to avoid the two extremes of a) buying a property that I think is cash flow positive and a great investment but it's really cash flow negative because I didn't adequately budget for all the little "gotchas" that add up, and b) never buying a property because I'm super conservative in all my numbers and I'm double counting things all over the place.

This leads to a property I can rent for maybe $1200 but my cash-flow is negative at -$152.

Can folks give me positive and negatives between two and three bedroom houses?

I would argue, negative value, after you include cost of flight, food, rental car, hotel, time away from work, time away from family, time away from your REAL role in real estate which is finding the next deal.ALL THAT SAID - I think there is huge value in spending time on the ground and building relationships with your team - going out for beers with your agent, your property managers, your project managers/GC/contractors, taking an interest in what they're doing, reviewing their projects, ensuring their goals and ethics are still aligned with yours.  

Despite massive piles of research, backed by real-world experience, that positive reinforcement is more effective than negative reinforcement, the vast, overwhelming number of landlords will only entertain negative reinforcement techniques.  

It's really kind of amazing how well-mannered the BP forums tend to be -- you just have to look at most internet interactions to see how quickly people can go negative -- and I think the "vote" tool helps with that.

The amount of time it would take one on one for somebody doesn't equal a high return.I know nothing of this program with positives or negatives.
