@Jason Lowder  More likely than not, you'll need to have the county remove the primary residential exemption (aka the homestead exemption) from the rental. 

He does all my maintenance, mowing, snow removal, everything.

don't know your area or your numbers but maybe you can remove the "turn key" does it look better?
