The Boston MFR market is just plain nuts and the same holds true for pretty much anything inside RT 128 and even out to many parts of the inside-495 belt.In general, you'll find property values increase the closer you get to Boston.

@Rick Thompson in general the reason to use Heloc and pay cash is to get a better deal by removing financing contingency and being able to close quickly.

Generally speaking, we don't like anything with an HOA because of the cost and the hassle, but I don't know your market and what non-HOA props might be available.As others have said, the area makes a huge difference.
