Specifically, the backside of the oil refinery, which is probably why I got it so cheap. 

Simply painting garage walls in a semi-gloss white & cleaning oils stains off the floor say "this house was nicely maintained" and are among the cheapest things you can do after removing trash & mowing the lawn.One under your belt at least gives you a more "legit" standing with lenders, contractors, etc, on the next one.

I watched him over the years generate a great deal of passive income and it provided a retirement nest egg after he retired from the oil company he worked for, for many years.Unfortunately, he never took things to the next level and he continued to rent out crappy run-down properties for pretty cheap rent.

I find it amazing how people get so agitated at real estate marketers who pull public data and mail to that same public data in order to generate business for their particular company, and in the midst of that help lots of people, but won't have that same agitation/anger at the local grocery store that sends out ads regularly, or the oil change company that consistently sends out advertisements as well.

The point being.... it wasn't the miners (wholesalers)  that made it. 

If someone else is better equipped to handle the flip or something legitimate is found out about the property (cloudy title, mineral rights gone, easement through pool).

I do not like the snake oil type lawyers that want to sell you the $20K liability protection packages. 

I heard that Alberta is more cyclical and oil-dependent?
