Ultimately...if you are pre-approved, the numbers work, and the lender can close super-fast there ought to be no material difference in the seller's eyes, right?

I'm not a landlord (yet) but have had many in the past...from my experience and others I've spoken with and all the landlording materials I read say the same thing, do not waive late fees - tenants will abuse it in the future and take advantage of you.

Also, thank you for reminding me of the caveat regarding doing your own work: if it's NOT required by the lender (like Section 1 termite or any other health/safety/fha item picked by consultant) AND there is no funding for it in the 203k (not even for materials) then you can do it yourself out-of-pocket on your own.

I had a business card that just had my name and phone number on it, nothing else.I could always jot a note on it if needed to jog their memory, like:House on WalnutFinancingBike rideBeer Bust next Sat. 6:00 pm"I'll buy you a drink" or just "call me" :)But, if you are representing yourself as operating under a business entity, that should be disclosed in all written materials, including business cards, otherwise, you may be seen as dealing personally. :)
