However, if they really want this market, they probably need to either source and rehab the property on their own or find the best possible deal out there and roll the dice that the 15 yr old HVAC system can get them another 5 to 7 years or the 20 yr old roof can make it another 5 to 7 yrs too.I see properties on the MLS all the time from out of state investors who have owned properties for short periods of time, often times 4 years or less.

my 3 unit non owner occupied refi cash out loan with quicken is nearly 10k for  at 60% ltv. with 3.5 points  720 credit, 5.75% apr 30 yrs, 500 cash for appraisal. never paid points before on any loan. i started in may with them and appraiser finally set appointment then rescheduled. anyone maine heard northstar appraisal portland?
