You’re probably factoring the general overall average and aren’t too far off.

I'm not sure how it would be in Florida, but the main goal they teach you is how to pass the test. 

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

I would use this information to factor in what a reasonable short-sale price would be for the property.

Location and age of property are big factors In this one.
