The only true way to price new construction is to design the basic plan, then price all the finishes from the least expensive to the most expensive options you would put in. 

Curious on which I should sell or keep till release price goes down.

Purchase price 89,500 client has up to 15% down.

Currently I use Foremost insurance but their prices have gone up somewhat significantly this year and I’m wondering if anyone has a good company/agent they like to use and would recommend as a place for me to start looking.

You will likely find that few properties will cash-flow at such high rates, and high prices on homes.  5 years ago, we bought properties in our area for $78/sf.  

How does release price work? 

Paying 2.4% for total closing costs (which include title search, title insurance, all attorney doc prep and recording fees) seems very reasonable given the relatively low $ purchase price.
