This action can become an engineering nightmare and needs to be mitigated either with drainage and swales, or with landscape architecture such as catch gardens, or rock gardens with berms that are backed by clean soil and plantings that are strategically placed to drink the run off.

I know other turnkey providers offer this in various markets, so maybe one in KC if you don't want to be the one controlling the hammer-swingers, but I don't know any outside of the Philly and Baltimore with a proven track record.That option aside...KC is a great market and sounds like you are rocking things out so far!

I really do need to make a list and include it in the leasing packet but I haven't done it yet.Dumbest calls: My dryer won't start (the installer had turned off the breaker), there is a cat outside meowing at night keeping my kids up, I can hear the neighbors having sex, there is water on the floor (they left the window open and it rained), my AC wont start (they had turned off the breaker because the fan was too loud), my kids locked me out (my units do not have self locking door knobs only keyed deadbolts and one way deadbolts from the inside, the kids had locked the one way deadbolt...what do you want me to do lady?

A few local flippers (and listing agents that list flips) put my fliers for this out at open houses, and counter all FHA offers with "must get preapproved w/ Chris Mason for conventional financing" (unless of course the highest and best offer is already conventional, in which case this is unnecessary for sellers/listing agents and would serve no purpose).FNMA does not do rock bottom FICO scores and marginal DTIs like FHA will, so of the 10 FHA offers you get, you may be reduced to 3 or 5 still qualified offers.

if you're forced to take his deal or nothing, then walk. if you're feeling some kind of social pressure to take a deal you don't want for ANY reason but especially if you think he will only help you because he's making money on you, WALKsounds like you just don't want to rock the boat which I understand, but that's a bad habit to get into.
