Section 8 lost my paper work for ACH deposits so it did take me almost 2 months to get my 1st payment from them, but now it's always on time the 4th or so of month in my account and tenants have been paying their on the agrees upon 1st Friday of the month (payday).I agree that you have to screen and treat them like your other tenants. 

However, it seems to me that the price points here have gotten out of control to succeed if looking for cash-flow.  

.- Wall Street lost their **** for two weeks ("volatility" is what the economists call it when Wall Street loses it's ****), 30 year fixed mortgage rates went up, down, sideways, did a back flip, and went all over the place.

If chapter 7, the bankruptcy trustee may be the one you need to speak with about selling, as they have control over assets in the estate at that point.  

(kinda like chatting on BP) Second, my wife an I have been fortunate to find some good deals over the last 10 years and some ok ones, and (knock on wood) we haven't lost money on one yet.

But I definitely almost lost a deal over missing outlet and light switch covers. $1.99 a piece.

It turn out that the sheriff has lost the foreclosure deed and they have to recreate a new one. 

Taxes are also lost do to non occupancy or non paying resident immigrants who live here on a temporary visa. 

Should I buy the 8 x 2bd condos in different buildings, or as a one 8-condo complex to have more control on HOA?
