With my line of work not being around all the time I was curious of this since I would be able to manage lease agreements, advertising if needed, long term projects, rent collecting, and reporting. 

I want cash flow, low to no long term maintanence (set it and forget it type), and the less risk the better.

IMHO in order to secure the best terms, you'll want to stick with W-2 for the purchase.

If they don't vacate according to the lease term, eviction will need to be filed.

Ceiling fans do get dusty but it’s take a long time to get in that state and it takes 2-min per fan to clean unless it’s greasy.  

I think those rules have been in place for a long time.U need to be a broker/dealer and or i have seen RIA do this I think legally. but you do need some sort of license to raise money .. or you need to be principal or an employee
