I have definitely thought about investing out of state and plan to explore that option once I can get my feet wet here in Long Beach. 

A mini-split will meet that requirement (as long as it's sized appropriately) whereas a window unit will not.

Rates ticked down the most in a week for 2024, last week so sounds a hair high..we just priced a DSCR purchase for 5+ units just below that..Check in with @Joseph Chiofalo for a quick quote.

Akron and Canton may cashflow a bit better but I personally don't see as much of long term growth in those cities. 

I don't know how the yearly numbers are, I just know they've allowed STRs for a long time. 

However, it's best to have a long list of issues that need fixing rather than one or two, as that would pull more weight in the courtroom.
