I don't know how much your loans are but you will need dollar for dollar in income just to get back to zero starting point with installment loans, i.e. if your monthly income is $3k and your loans are $1k you're going to be starting from a point of $2k income before any other expenses.

You might also consider maintaining a certain level of cash reserves to handle maintenance/capex as needed.The general point the author is emphasizing is that to reap the benefits of compounding you must reallocate your cash flows into the same or other cash flowing investments rather than spending them on discretionary expenses.

I've included a preliminary floorplan below.My goal with this ADU is flexibility in terms of renting it out either short-, medium- or long-term rental in the future for income, as well as maximizing resale value (main property is 1300 sq ft 3/2) to someone probably with an investor mindset who would want to house hack.My main concern is whether it's a good idea to have 3 en-suites at the expense of having a small living room/kitchen area.
