You can not terminate a lease without legal justification.

An LLC is considered a separate person legally. 

Just mostly ignore any discussions about tax and legal.

I would first check if its legal to add a kitchen, then if so I would make it self contained with kitchen, WD, etc. 

These plans typically cost a bit more to establish due to the legal work, but in most cases will save you considerably over the long term.
