I would encourage you to learn as much as you can about real estate investing.

On top of the "and or assigns" language, you have to have a marketing clause (assignability clause) that states that Buyer has the right to assign and market its contract interest in the Property at Buyer's sole discretion. 

Can anyone shed some light on ideal language to use in an ad to find off market deals.example:  Facing Foreclosure?

I am looking into purchasing my first STR in the Myrtle Beach market and would love to learn from others who have them in the area.

I've been investing in real estate for over 30 years, brought and sold a dozen or more properties, and in the last 10 years been semiretired as a real estate professional.Much of what my wife and I have learned has been through the school of hard knocks.
