The landlord business is not for everyone, and deep pockets are needed to stay afloat. 

Smalls are just that, small, landlords squabbling over funny contract terms.. the larger it gets the more attornies show up to put a redline in something and bill everyone for it.

Yes, I was hoping for owner financing because the wife inherited the property because the husband died and was a horrible landlord.  

- go to the tools tab on BP, choose tenant screening - search "tenant screening" on BP-look for a local landlord association - they may have all the forms you need, will be able to answer questions and may have tenant screening. 

Somewhere there must be a competitive landlord offering their property for $1500.00 per month.Go there and see what flooring and amenities they're offering and do something better and still affordable.
