I just changed jobs with a huge pay cut (commute from 1 hour driving to walking 3 blocks - hooray!)

Had a guy call me this morning and said he got a job here. 

I do however have a job lined up for January right after I graduate that will make much more than 3x the mortgage payment.

:)  I also read your profile, great job from moving from an engineer to a full time investor, love it! 

You can not gain financial freedom from a job or having a ton in savings.

Right now, I'm planning on trying to get a job at a large commercial real estate broker when I graduate, so I can continue to learn more about the business as I begin to invest.

This is a big job - not necessarily a complicated job, but probably bigger of an undertaking than you think.You don't want to paint darker because darker paint will get hotter, and will then either warp the vinyl (which I've seen all over the place, especially in AL) or cause the paint to flake off - and that's where an inspector or an appraiser will get you. 

Don't marry someone who took 185k in loans to land a job making 45k lol...

Get 2,3,4 jobs if you have to.

Would you recommend I use a local, Houston-based, accountant (I have a W-2 job here in Houston)?
