However, if you're limited on time passively investing in GP deals that you have fully vetted and trust the operator is a great option.

I am clueless.Yes you can sell using Sub To, Land Contract, Owner Financing - what is frowned upon and difficult to do correctly is Lease Option.

If someone is looking at Okaloosa Island (or any other area) with the goal of finding of investment options where they can make instantaneous cashflow or overnight appreciation .... well they are a dreamer or an idiot (sorry for the language, lol).

There's an option for $50k loan amount as long as the value is $75k or higher....fees and rate will be bit higher than higher loan amounts.

Some stuff works for holds, while some work for lease options, while some works for flips.

Or better yet listed on Zillow and put in the comments that you would consider a lease or selling with lease option for the property.
