Intuit disabled a lot of features in the Deluxe edition for Schedules C, D, E, and F forcing people to get the more expensive versions this year and killed the Basic version all together.

I'm considering making an offer on a 12 unit (would be my first RE purchase)with the following characteristics:Asking price: $585,000GOI: 95,940NOI: 50,91012 2bd 1ba units with rents ranging from 425-595, two of the units are corporate rentals all utilities included and rent at 1,010 and 1,320.Built in 1985New roof in 2005Low maintenance exteriorNo common areas100% occupiedNice quiet small village area.Washer dryer hookups in units, not sure how many have them installedOff street outdoor parking lotTenants pay own utilities Comparable nearby apartment complex with very similar layouts, size and finishes (but with covered garage parking for one car for each unit - snow belt area) rents for $750+.

The county records will show multi family less than 9, and if it's two buildings or two storeys, will just show base layout of each building and/or level.

When picking an ADU layout think of one that will appeal to as many homeowners as possible.. think that you want every person who would view the home to say, "I could use this for X...."

I used both apps and here is the reasons why:Realtor:Pros:-I prefer the layout and find it easier to use-If you search by property type it has a specific "multifamily" option-Built in mortgage calculator that shows cost breakdown of principal, interest, taxes, insurance, and PMI (I have compared county tax records to what realtor has and they have been accurate >90% of the time) - the cost breakdown makes it easier for me to analyze dealsCons:-No search by keyword functionZillow:Pros:-For sale by owner (which someone already mentioned), foreclosures, auction properties.
