However...and please note this is just a personal observation and an opinion...I've noticed that the higher end properties tend to be more inclined to use the term lease and the more sophisticated tenants are the ones who will use the term "lease" in internet searches.

But at the end of the day, you still net more (via the MLS) than if you try to sell a decent house on a free internet site.If you're properties are in distressed condition (require significant repairs to be in retail condition), you may be better off marketing directly to investors via BP or other services, rather than paying for real estate agents to market the properties to investors (aka cash buyers).

I planned on, at least, purchasing a 3-4 unit MFH utilizing a 20% downpayment and lenders loan to get used to the process of buying and renting as i have zero experience with either, not to mention any of the other factors that play into REI (my biggest financial burden so far in life has been an overly expensive cable/internet bill hahah).Now, i suppose my very general question is... do you, BP community, feel that I (with the 250k set aside) have the potential to reach my goal by the end of my active duty contract.
