Those prices range from $800k-$1.5M depending on the specifics but the income increase is as much and the cost to own is slightly lower because insurance, maintenance, and utility costs do not go up linearly on these making a bigger margin for you.  

Lenders won't lend on properties owned by some types of trusts.

Feel I'll probably try to stick to that ROI in the future, but if there was a 10-12% ROI deal that would take 2-3 weeks to list and my agent thinks will sell quickly that would be hard for me to personally say no too, especially since I'm not doing any of the work.

Don't know if you can deduct expenses paid on a house you don't own.
