I'm trying to head into the process with my eyes wide open, and yet . . . it snowed here today, we're both working from home, and I've been distracted by internet real estate sites and pretty, pretty condo listings. 

Being a novice, my eyes widened at the rental potential.

Not sure about the market out there, but keep your eyes open.

Is there any reason why that would be a good purchase, in my eyes Im not getting the dollar amount off and its only increasing my mortgage. 

If these still would not cash flow look into other areas of the country, preferably where some friends or family live that could keep an eye on things.

I am interested in buy and hold real estate and am looking for deals, finding some eye catching opportunities in Miami.

Will they just be required to catch up once the pandemic is over?

@Joe Villeneuve again I must say that you're right, now things fell in place after I have some understanding how this game is played and I know for sure that I won't be using more than the DP for my next unit.I will filter deals by positive cash flow per unit and maximize this value as much as I can.as I said before, I do long distance investing as prices are at peak where I live, I keep an eye on the market value nowadays especially due to covid-19.
