I was at REWBcon this year and there was a vendor, Turbo Tenant, who said they provided pm software for people just starting out.

The dilemma i have is that I can’t decide if it makes more sense to embrace the c class identity this property gives the impression of, or put a lot more into the renovation, get better quality tenants and convert it to the B class property that the building (and the area) should/could be. 90% occupied, the yearly rental income is around 600k with 420k NOI. 

I would start by filing a Property Appraisal Protest Application with the County for each Lot.

Currently my only marketing channel is mls through a real estate agent My goal by the end of next week is to figure out which websites to pull lists from and start to build a list of potential properties to analyze.If I am trying to buy a 4 plex off market by the end of April 2025What website should I pull my first list off of?

Just getting started in the real estate world, I love learning new information. 

I am starting with a House hack ltr if a duplex or tri plex.

I've seen dozens of college buddies start investment groups that stall quickly because they all bring the same thing.

I've been told that one tenant has left recently but the eviction process has not been started for the other 2 units.

I am new to real estate investing and I do not know where to start.
