I think David Greene, podcast co-host, has a meetup in the San Fran area.  

City's are beginning to crack down heavily on STR's and Scottsdale is already enacting new ordinances, limiting the number of guests you can host and fines starting at $1200 increasing to $2500 should the police visit due to a complaint. 

I encourage you to meet with others here in the Charlotte area that have already or are currently flipping and get more details from them.I host a monthly meetup of Charlotte area investors (1st Tuesday of each month @ Resident Culture Brewery), but there are lots of different meetups available.

Being a host to guests takes a different mentality and different approach than being a landlord to tenants.

Many new investors only look at the PITI, but there are a host of other costs with running a rental: Capex, Repairs, PM Costs, Utilities, Vacancy, Etc.
