Real Estate really outperforms largely due to leverage. As a crude example:8% return in the S&P 500 if you had $10,000 investment is $800. and if you could only put 20% down you'd return $800 on $2000 "down payment" or 40% return. Some people like the truly passive ~8% return over the a little bit more work and little bit more risk and greater return. When you buy stocks, most buy them unleveraged, so to compare to real estate, an 8% cap rate on a property isn't horrible.

@Mike Fletcher the employers you listed all pay reasonably well on average....UCLA city of LA etc.... all pay at least 60-70k/ yr so figure two people in a house working making 120-140k is more than enough to rent in many areas and still save a little bit if you are frugal.LA has a lot of very high paying jobs and everybody seems to have a side hustle... a lot of people are also self employed and show low income because they write everything off to reduce tax liability yet still have high cashflow...the economy functions because it has 8m+ people living in the area and multiple people working in a household....and it doesnt have horrible weather like new york... what a dump that place is!!!

I build custom cars as my hobby, so I'm the last one to ask :) I dump stupid $$ into my cars because that's my vice..... don't travel much, don't buy nice clothes or eat out a lot...for me that my one "stupid decision" with $$...everything else I'm pretty good with...About a year ago I bought I used 2016 Challenger Hellcat for 55k.....20k under the original price...had 830 mi on it....and I paid cash....was that a stupid financial decision....yes....but oh boy is that car FUN :) and its was a "treat" for myself.... life is too short to make every decision in life about $$... you cant take it with you.My daily drivers are different....buy low mileage used majority of time....majority of time with cash, but if I can get a really cheap rate I'll finance it for awhile, use my cash to make other $$ and pay it off quickly....but did buy my wife a new 2013 Eqiunox because that's what she wanted and "happy wife, happy life" Is no jokeBottom line.....vehicles are horrible investments...so just make sure you make the decision based on the right reason

I'm a proud SF Bay Area girl, born in SF, parents were young struggling immigrants (dad's family was interned in the horrible camps during WW2 sadly & mom became a naturalized proud citizen) but even faced with a lot of discrimination they loved America, JFK, the vision of dreams for prosperity.

This is not a horrible thing as some people agonize over, just is what it is.In my lifetime I've seen the Global Cooling crisis come and go, the Global Warming crisis get renamed because it's obvious that we get warmer at times.

@Meir Greenblatt bad for me because I inherited a building with 1990’s rent, and I didn’t raise them until April. My ace in the hole,I guess,is that the bathrooms are in horrible shape, and I can probably evict people for substantial remodeling.I sunk quite a bit of money fixing termites damage, bad stucco, roofs. It was all exterior.
