Update - it took me 2 years to get it done but I ended up buying vacant lot on the intracoastal and about .25 mile from the beach and built elevated house at cost of $90 total sf and $170 heated sf.

Ally, I think you should take a look at the Queens neighborhoods that are going to be heating up in the next few years.  

If you heat lead paint over 1100 degrees with a heat gun, the vapors can cause your brain to swell.

But I don't think things will get too heated on a global level as lending is still tight, Europe is still in a financial quagmire and China may be slowing down too.
