Nine out of ten people trying to hide their credit from a mortgage lender (we are housing providers, just like you as a landlord), they are hiding their credit for a reason, so be careful that you don't come off to lenders the same way a tenant applicant hiding their credit from you as a landlord, comes off to you as a housing provider.

Short of that, I recently heard a tip on one of the BP podcasts...go to Home Depot at 7am and talk to the contractors getting an early start on their work day.

They can go after the original owner but not foreclose anymore.Unless the senior lien took care of the junior liens also when setting the bid price.

Assuming this strategy works for your finances.Some other factors to consider are how well they take care of the unit, whether they are on fixed income/ability to pay more), your views on affordable housing/social justice, current market conditions (right now seems good for attracting a new tenant), and whether the property still cash flows or works at a below market rent.
