A friend of mine recently gave me a call a few days ago seeking advice.

If your market is anything like mine, rentals don't stay vacant for long, no matter what time of year it is.  

A few weeks back I started getting complaints of roaches from one of  my units in a six unit building we own...I scheduled a whole-building inspection expecting to find one piggy who needed to be prodded to clean up their act.The problem I identified was a bit more system systemic...I have operated a 6 unit building of mine for six years now without a dumpster.

I'm seeking advice for a friend of mine.

I haven't been in the situation myself but a relative of mine is able to move quickly on deals out of state because his team is established and it frees him up to not worry about getting to every property himself.

Math has never been a strong point of mine but it's the most important aspect of investing of course!

They seem like they are solid and I googled the house they're selling and they can definitely afford mine.  

friend of mine is doing this in portlandia.. look at the big developments I think in the netherlands or other parts of Europe they are away ahead of usAlthough my buddy is more of a philanthropist with this particular endeavor he even donated a fully functional one to the collage... although he hopes to some day turn that around and make them viable financing for himself as well.. but i bet he has spent 250k or more on this so far.. all for science / construction lab at the collage
