As I search the web I find it difficult to get a clear description of the universal documents necessary to Refinance their 5-unit property other than the profit loss, personal statement, and Capital Expenditures.2) Would you recommend using an Accountant to gather financial statements or should I try using QuickBooks (no experience)?

Also, if the property is a short distance from a university that has dorms, you can rent it out to students and charge per room so you can collect higher rent.

Incredibly inexpensive ($45 per year plus an optional contribution when you find a tenant but most owners opt out of the optional contribution.)Also, finding a contact within your local university can be very helpful.I have two units that are never vacant but I am very strict with my rental begin and end dates on the unit that can not be a STR.
